Paul Shamplina
Founder & Managing Director of Landlord Action|
Media Commentator | Author | Property Campaigner | Public Speaker

Paul Shamplina is widely regarded as one of the UK's leading authorities on landlord and tenant issues. With over 30 years' experience in the legal field, Paul has helped thousands of landlords resolve disputes with problem tenants, drawing on his background as a clerk, private investigator, debt collector and certified bailiff.
‍ ‍

In 1999, Paul founded Landlord Action, pioneering fixed-fee property recovery and tenant eviction services across England and Wales. His pragmatic, no-nonsense approach has earned him the nickname "The Landlord’s Friend," and he has co-authored two books with property expert Kate Faulkner, offering essential advice for landlords navigating the rental sector.
‍ ‍

A charismatic and down-to-earth Londoner, Paul has become a familiar face on television, most notably as the star of Channel 5’s long-running series Nightmare Tenants, Slum Landlords (2015–2023). His media appearances span BBC Breakfast, The One Show, ITV’s Tenants from Hell, Channel 4 News, and regular contributions to TalkTV, GB News, LBC Radio, BBC Radio London, and BBC Radio 2’s Jeremy Vine Show. His work is regularly featured in major national newspapers including The Times, Daily Telegraph, Guardian, Independent, and Daily Mail.

Recognised for his dynamic speaking style, Paul has won numerous awards, including 'Best Seminar Speaker' at the National Landlord Investment Show Awards (2019, 2022–2025) and 'Spokesperson of the Year' at the Property Reporter Awards (2020). Landlord Action has also been named 'Best Landlord Legal Services Provider' at the Property Reporter Awards for two consecutive years (2022 & 2023).

Passionate about raising standards in the private rented sector, Paul has actively campaigned for landlord and tenant rights, given evidence to Parliament on retaliation evictions during the passage of the Deregulation Act 2015, and contributed to government consultations on eviction reforms under the forthcoming Renters Rights Bill. He played a key role in the 2012 legislation that criminalised squatting and serves on the advisory council of the Property Investors Bureau to promote ethical standards in property education.
‍ ‍

In April 2025, Paul launched his official YouTube channel, bringing his expert advice, real-life case studies, and property insights to a new audience. Subscribe here:  https://www.youtube.com/@paulshamplinatalkinproperty

Whether advising landlords at seminars, sharing insights with the media, or championing industry reforms, Paul Shamplina remains a tireless advocate for a fairer and better-regulated rental market.
