Proposed Ban on Upwards-Only Rent Reviews
The Property Professional Breakfast Club recently hosted a well-attended seminar at Savills’ headquarters, examining the proposed ban on upwards-only rent reviews and its potential implications for the commercial property market. The event attracted more than 150 attendees.
The event brought together property professionals, landlords, investors and advisers to discuss this topical and rapidly evolving area of the market.
Rob Soltanie, Co-Chair of the PPBC and Director of Fortune Green Capital, and Ben Hodge, Director of Savills Auctions, opened the event with an introduction to the current market. This was followed by Mat Oakley of Savills Commercial Research, who provided an overview of current commercial property trends and data, placing the proposed reforms within the wider market context.
Tom Goldsmith and Caroline Andresier of Eversheds Sutherland then delivered a clear and insightful analysis of the legislation, including its potential practical implications for landlords, tenants, investors and future leasing structures.
The discussion highlighted that, although the legislation has received Royal Assent, uncertainty remains around its timing, implementation and detailed drafting. It is therefore expected to remain a significant area of focus for the property industry over the coming months.
In keeping with the Breakfast Club’s established panel-discussion format, Rob concluded the event by chairing a lively question-and-answer session. The level of engagement from attendees reflected the considerable interest in how the reforms may affect investment values, lease negotiations and the wider occupational market.
